Commercial HVAC along the FM 518 and I-45 corridor
Offices, clinics, dental and veterinary practices, restaurants, salons, retail units, warehousing and light industrial space. Commercial work is judged on whether you can keep trading, so that is what we quote on, and we tell you plainly which parts of a system are close to the end of their life.
On a ground-mounted platform, height is a commercial decision
A great deal of the commercial stock around here is single-storey with the equipment on a ground-level platform behind the building rather than on the roof. That is usually cheaper to service and easier to replace, and it puts the whole plant at yard level.
The arithmetic is straightforward. A raised platform costs a modest amount once. A flooded packaged unit costs the equipment, the electrical, and — the part that actually hurts — the days you are shut while you wait for a replacement that half the county is also waiting for. After a widespread event, lead times are the constraint, not money.
So on every commercial quote we price the platform height as a line item and explain it. Sometimes the answer is that the existing height is already sensible and nothing needs doing, and we say that too. Where a tenant cannot authorise structural work, we put it in writing so it can go to the landlord rather than disappearing into a phone call.
What we put in a commercial quote
- Condition and remaining life of each unit, stated separately rather than averaged
- Platform or curb height, measured, with a recommendation either way
- What can be staged over two or three budget years and what cannot wait
- Expected downtime for the changeover, and whether it can be done out of hours
- What we will not be doing, and which trade it belongs to
Different premises, different failure that closes you
The equipment is similar across these buildings. What differs is which failure stops you trading, and that is what a maintenance plan should be built around.
Restaurants and commercial kitchens
Exhaust and make-up air have to balance, or the kitchen goes negative, the doors get hard to open and the dining room pulls hot air in from outside. We measure both sides rather than adjusting one. Grease-laden extract and hood cleaning are specialist work and we will tell you who does it.
Clinics, dental and veterinary
Ventilation rates, pressure relationships between rooms and filtration are part of the system, not an extra. We will also say honestly when a requirement is outside our scope and needs a specialist or a commissioning engineer.
Offices and professional suites
Multi-tenant suites fail at the zoning, not at the equipment: one thermostat serving rooms with wildly different solar gain. Measuring before adding capacity is usually the cheaper answer by a wide margin.
Retail and salons
Door-open trading, high occupancy swings and heat from equipment. Humidity control matters more than peak capacity, and a door that stands open changes the problem more than any setting on the thermostat.
Warehousing and light industrial
Spot cooling, ventilation and make-up air for high-bay space where conditioning the whole volume makes no sense. We will say when the right answer is air movement rather than refrigeration.
Landlords and property managers
One schedule across several units, with readings kept so a claim about remaining life can be evidenced rather than asserted. Useful at lease renewal and useful at sale.
Planned maintenance, written down
What a visit covers
- Refrigerant pressures, superheat and subcooling recorded, not just glanced at
- Electrical: amp draw on compressors and motors, contactor and capacitor condition
- Coils cleaned, condensate routes cleared and proved to flow
- Belts, bearings and filters, with sizes recorded so the next visit carries the right stock
- Economiser and damper operation, where fitted, actually tested
Why the readings matter
A single set of readings tells you very little. Three years of the same readings tells you which unit is drifting, and drift is what lets you plan a replacement into a budget instead of paying for it as an emergency in August.
We leave the figures with you in writing after every visit. They are yours; if you change contractor they go with you.
Breakdowns
We prioritise premises that cannot trade without cooling, and we will tell you on the phone if we cannot get to you quickly enough to be useful rather than letting you wait on a maybe. Out-of-hours changeovers are arranged in advance where a daytime shutdown is not possible.
What is outside our scope
Grease duct cleaning, fire damper certification, building controls programming beyond the equipment, drainage and site grading, electrical work beyond the equipment disconnect, and anything to do with flood determinations or elevation certificates. We will name the trade rather than attempt it.
Tell us what the building is doing
Call and describe the premises and the problem. If it needs a site visit we will book one; if it needs a different trade we will say which.
